    There are many areas in the past which had good - excellent CF but terrible CG and even negative equity in some cases. Personally I wouldn't hitch CG on how good CF is. Often they conflict with each other as well.

    For me, the best determinant of CG of any area is the Supply and Demand of dwellings and particular dwelling types in an area. This is most often based on the fundamentals of an area which appeal to OOs.
