QLD Is local property management better?

    Hi all,

    Just wondering if it is important to have property manager that work local to your investment property like sales or does it not really matter?

    Currently looking for a property management to manage my investment in Everton Park.

    Also any particular questions I should ask specifically when interviewing property managers?

    Any help or recommendations would be greatly appreicated!

    I dont think property management has to be as local as a sales agent would be. To a certain extent though, eg we don't try to manage Brisbane from our Gold Coast office, or Victor Habour from our adelaide office, etc.

    For Everton Park i'd probably give @Russell Peter a buzz that might be within his area or could otherwise recommend.

    The definition of local has really expanded with the rise of technology. We cover a 45 minute radius around Logan which covers most of the neighbouring regions, but North Side of Brisbane is too far AND not an area any of us have operated in before- expertise and understanding of an area tends to come with reographical proximity as well.

    Give me a local PM any day. We were once in a situation where a company signed us up with promises that my PM was in an adjoining suburb - then we discovered her "staff" were from all over the SE and it would take them three days at least for anybody to attend to the house. Na, gone.....

    being local help but 99% of rental enquiries come from the web. inspection are grouped by areas.
    The service from an out of area Pm should be the same as a local if done correctly. the only thing it should hurt is the agency's profit margin with the extra travel.

Nearby schools and their results can be a key decider on where families choose to live. Residz are aware of this and have made access to this information very easy within a few clicks of a chosen address. They also show the school catchment zones.
