Is it too risky putting in a offer without bnp

    Its a brick house , im thinking of putting in an unconditional offer , would it be too risky without bnp ,the finance is no problem
    Who else has brought ips with no bnp and had no problems
    The house im looking at seems pretty solid

    I dont make offers with b&p part of the conditions and get it done under cooling off.

    What state is it in?

    What state are you looking at?

    In WA, B&P is standard. I have not bought with a B&P condition in VIC though.

    Is there a cooling off period? You could always put in your offer then, if accepted, organise the B&P during the cooling off period.

    If you are not experienced at inspecting houses I would recommend a B&P.

    Could be fine or could cost you a packet.

    If you know what to look for you can inspect yourself otherwise its a gamble realy.

    So what if the vendor des not allow access? If it is not a condition of the contract there is no obligation to allow an inspection. And if you exit under cooling off, there is a financial penalty.

    No financial penalty in sa to cool off. Never had a vendor refuse as you just cool off if they want to play games

    After reading B&P report I decided to get a plumber in the check gas safety. Turns out the sewer pipes were not compliant to council codes. $4000+ quote to rectify and hence $6k was negotiated off the price.

    Inspected the pipes at pre-settlement a few weeks back and I could verify the issues. Some quite long runs of pipe with no fall. Other issues like not being vented properly.

    1. I sign a contract
    2. During cooling off period I ask for access to conduct a B&P
    3. Vendor refuses access
    4. I exercise my cooling off rights during the cooling off period

    IMO there is only one reason a vendor would not allow a B&P

    Depends on the state. In some states there is no penalty for cooling off.

    I mainly buy in WA. B&P is a standard condition and there is no cooling off, so you can have it done as a condition of contract or hope for the best.

    I purchased my last house @ Auction with no B&P, old post war. I got underneath it, checked floor boards, entry points, got up in the roof & shined torch. Hardwood all in good condition.
    It was recently levelled....;)

    My first property was a townhouse in Brisbane. Market was really hot and I checked the Body Corp records and decided to waive that. I got it despite not offering the highest price.
    Second was house, brick and very solid. Got B&P but after moved in we realised that 2 of the beams in pergola were rotted. On hindsight hubby and mate could have picked that up if I give them the responsibly.
