Is it possible to change PM of NRAS?

    We have problem with Tebter PM.
    Is it possible to change NRAS PM?

    What state is the property in? In some states (eg WA I think) there's only one NRAS PM and you're stuck with them. Here in Adelaide property managers such as ourselves have become NRAS authorised property managers.

    Check with @euro73 and he'll probably know.

    Our NRAS properties have just been re-assigned from Questus to Tebter who I've never heard of.

    Tebter was previously know as Ethan Housing. Different name, change of email Domain, same people working there. Support from PM just as bad. Unfortunately, can’t change from them due to NRAS. Well... other NRAS consortiums just as unresponsive.

    If your property doesn’t have major issue, Tebter would be fine. The problem is their inspection report midlead us. It does not mention even missing door, rotted skirting due to shower leak etc. Tebter does not pass you the maintenance request on time. They will give you after few months or never inform you.
    One of our tenants claimed for compensation to us in VCAT with full of PM claim.

    What you have linked to is a process to change your AP - approved participant. That is not the same as changing tenancy manager, although I would agree that if you can get away from Ethan you can then also get away from Tebter

    I got email from DSS today. Regarding below.

    “Investors can transfer their property from one provider to another for a variety of reasons, including if the provider is not passing on the incentive to an investor in a timely way; if a provider is giving false or misleading information to an investor; or a provider is failing to comply with a consumer protection law, such as allowing an investor to choose a property manager.”

    If it were me, I'd be approaching AAHSL - Australian Affordable Housing Services Ltd (used to be called Questus) or AMC ( Affordable Management Corporation) to do the AP side of things . I don't know who either of them uses as their PM in Vic though .. you need to be careful you dont end up with Tebter as your PM , again

    PM for contacts at each organisation if you want... you can discuss the PM side of things with them in the new year

    I have AAHSL for some of my NRAS. Now that I know there is a process to move to them, I'll use it to move the rest to them.

    Hi there

    I tried to change my property manager last year.
    I contacted a property manager I was happy to use and nras accredited.
    The property manager told me that they would have no problem managing my property however there concern was the approved participant who holds the incentive could make things ugly for me when it came to compliance and auditing.
    They basically told me the approved participant could say the Property manager had not complied or completed the necessary paperwork correctly and jeopardise my incentive.
    By staying with my current approved participant there is no wiggle room for excuses when it came to compliance as it is all in house.
    Their advice to me was to continue with the current approved participant and be a squeaky wheel.
    The present level of service is terrible considering the commission of 12.5%+gst totalling 13.75% plus the annual 5.5% annual audit fee.
    I have nras properties with 2 different approved participants and find them both as ordinary as each other.

    I keep getting told we are extremely busy.

    That should be reason enough to be able to take your business elsewhere as I am the person paying their wages.

    The true test will come when the nras incentive finishes and all monies have been paid to me.
    I will catch the first plane and go straight into their office and tell them I know longer want to do business with them.
    I willNOT listen to any of their excuses,offers discounts or any other carrots they dangle in front of me to keep my business.
    It is the only thing they understand I suggest you keep this in mind when your incentive expires.

    The problem I see is that depending on the contract in place between the various parties it is not easy to change PM and/or Approved Participant. You have to prove they have done something wrong rather than it simply being your right to choose.
