Is it possible to build granny flat at backyard with easement?

    Hi,
    I am thinking of buying a property with easement near backyard fence.
    I would like to build a granny flat at the backyard at the location marked GREEN in the picture.
    RED: easement
    BLUE: boundaries of the property.
    Is it possible to build a granny flat there?
    What else should I be aware of?

    You need to be 3m off the back fence anyway. Most move off 4m to get the 3m offset and achieve the open space requirements.

    You need minimum 900mm off side boundaries and double that ie 1.8m off the house at the front.
