Half the sites I work at I need to do detailed risk assessment/swms to change a lamp.

Working at heights, use of ladders, risk of falls & electrocution. Yep, I agree. 5 page swms required.

"How many electricians does it take to change a light bulb?"

    "F**king none!"

Bit negligent of you not to hire a lolly pop lady.

I would also organise a gym junkie to help as these bulbs are serious business

Don't worry about me, I am just going to put a new roll of toilet paper on - I've got my safety gear

Not a tenant, but an engineer I knew stood on an ironing board to change a lightbulb in the bathroom. Was lucky not to lose an eye when they fell onto the top corner of the shower screen ...

I'm guessing that it was an E27 (screw type) and that he had other engineer spin him to screw it in? If so, as a fellow engineer, I wholeheartedly agree with with his actions!

I hope you remembered not to test the connection like you would with a 9 volt battery...

    Good to know.

The alternative may have required a tongue graft, maybe from a Doberman (unless your health insurance had a like-for-like clause...)

Would have been better off with the office swivel chair, as soon as he said go, his mate could have started turning the back support, they should at least been able to figure out the direction and not press on the height or seat angle adjuster ? :D:D:D

I probably shouldn't mention that I change my own brake pads then?

Maybe you can get a 2 for 1 deal, and get him to change the light bulbs in your IP as well....

Irritatingly, you can't actually ask a tenant to replace a light bulb. Ridiculous right? I've had a couple of tenants over the years try it on me, but those kinds of tenants don't last long. Common decency people.

I can see where the PM is coming from because it is technically an electrical fitting. However, if they're basic baton fittings I don't believe there is any expectation that a qualified electrician would be required to replace.

Light bulbs, like tap washers, are a fantastic example of the world gone mad.

Write to the real estate authority in your state and make then add changing lightbulbs to the pm training course.

Investors should ensure that they never ever buy a property which has cathedral ceilings.

we have had 2 different tenants in the same ip ask us to change some globes as they couldn't reach them. Twice I have told the PM that it is the tenant's responsibility and the response was that it would be good practice for us to do it in case the tenant fell and hurt themselves. We ended up doing them as we had a handyman going around to attend to other items anyway but told the PM to make sure the tenant knows that we are not going to be making a habit of it. Time will tell...
