Is fence required for subdivision?

    hi guys,

    I am planning to subdivide my house, currently it's still tenanted.

    Do i have to build fence at the rear block if i subdivided.

    I am planning to build the fence only if i am going to build second house at the back, so my current tenant can still use the big back yard.

    Anyone can help :)

    It's a line on a plan. If you don't have to fence it off it's not required.

    As long as you own both blocks you can do what you like (except if it's a condition on the planning permit - and then it's unlikely to be enforced anyway)

    No but when selling it helps to provide buyers with a visual. And also to make it clear to the tenant what land applies to the lease under the new circumstances

    It mostly comes down to the specific conditions of the DA. Most of the time, no. But I'm just finishing one where council did require a fence for plan sealing.

    Thanks for the reply. Will definetely put a fence before selling or building. But in the meantime i want the tenant to use the backyard. Also, without delaying the sub division
