Is Ascot Vale a good place to buy?

    Hey guys,

    First home buyer here looking for an IP. Been looking around and was after peoples views on whether heres a good place to buy, and what the rental market is like currently?

    Whereabouts?

    You couldn't have a bigger demographic change - Some places are really good, other places have high levels of commission flats

    In between flemington and moonee ponds. Not from Melbourne so not too familiar with the area.

    Rental yield on our houses in the area are pretty much on par for inner melb .... never vacant since we bought back in c.2015 tho.

    Make sure you look at an area that's easy walk to the trams.

    It's a great place to live so there should always be rental demand, I've just moved from the inner suburbs to Geelong, but lived in North Melbourne, Kensington, Ascot Vale and Moonee Ponds over the last decade. Moonee Ponds is my pick of those if you were interested in looking further out, as its a decent activity centre so you don't have to go into the city . The train lines are getting really crowded, so being near a tram line is a good idea. Ascot Vale does have lots of good and not so good bits, so you'd need to specify which areas you were looking in.

    Not bad
    Bit slow with gentrification but pretty cheap for its distance. It’s box hill north prices but Richmond distance is the way I think about it

    Hi Y man do you mean within close proximity to Maribyrnong rd and Ascot Vale rd? do you also know where abouts are the commission flats/are they zoned particularly so it's easier to identify using vicplan?

    Mt Alex rd is better as it goes direct to city ~ but more expy down that end.

    Basically, you can't get on the train during peak in the morning at AV stn because the trains are jam packed by the time they get there.
