Is asbestos a deal breaker?

    I've viewed a property that I like, but the strata report indicates that asbestos has been identified in the apartment building (1999 build).

    There's an Asbestos Management Plan in the strata report. I've also.read that asbestos can generally be managed safely.

    BUT - would be a deal breaker for you?

    No, I'd be more at ease with an OC which had an asbestos survey and plan of management in place than one which buries it's head in the sand and refuses to act.

    Plenty of places out there with asbestos in them, and if you are aware it can be managed.
    Interesting though, the use of asbestos containing materials was supposed to have been phased of in the 80's.......

    Yes, I read that buildings from the 90s onward shouldn't have asbestos, so I do find it a bit of a worry.

    Are there any signs of good asbestos management that you might look for, beyond having the Asbestos Management Plan?

    Don't be making a mountain out of a molehill.

    What is important is that the OC has a plan and follows it. A post-1990 building is very low risk, as the use of asbestos was restricted in the early 1980's. The important factors are the type, location, accessibility and condition.

    The register is for the benefit of the contractors working on the site not for owners or occupiers as it refers to common areas.
