    My point was that since the Holden plant closed in October and it was all over the news, people may have been discouraged due to negative media.

    Funny thing was I didn't even know that it had actually closed until a few days later when people where posting pictures of some of the cars that did a cruise.

    I think the media finally realised that no one cared that much anymore.

    For those that it was their last day were taking their nice packet and those that have left had likely found employment already.

    Maybe I’m looking at the report optimistically but apart from population growth (good for house prices but negligible for living standards) South Australia seemed to do quite nicely.

    “South Australia lifts from sixth to fourth with improvement in the job market serving to boost retail spending and new home starts. South Australia has lifted from sixth to fourth on the performance rankings. South Australia is third on dwelling starts, business investment and unemployment.

    Unemployment-South Australia ranks third, its 5.8 per cent jobless rate is 3.5 per cent below the decade average and stands at a 5- year low.

    Wage growth was highest in South Australia and the Northern Territory (both 2.1 per cent) while wages in Western Australia were up just 1.4 per cent on a year ago.

    The strongest annual growth in home prices was in Hobart (up 14.3 per cent) followed by Melbourne (up 12.1 per cent), Sydney (up 10.5 per cent), Canberra (up 7.8 per cent), Adelaide (up 5.0 per cent) and Brisbane (up 2.9 per cent)”.

    do you source small subdivision deal (1-2 or 1 to 3) for up to 550k for a fee in Adelaide?

    Yes I do, that price point is extremely popular and people pay over the odds for sites these days if they aren't careful!

    I have only done developments within the west Torrens council area and my biased opinion says it’s one of the best Adelaide areas to develop in due to urban infill and expansion of the city fringe adding value. See my post on western suburbs of Adelaide.

    Chisties beach and southern areas also have a lot of benefits - sea views etc. have a look at some of Jim McIntryres posts, he knows this area very very well.

    Woopeee...Radelaide...is finally moving...I need some coin ..so need to sell there..invest in Crypto and lose the lot....:D

    Adelaide has now taken the centre of the universe now position now from Sydney. :p

    I will only talk here about my personal interests with sub divisions,i have worked with 7/8 different council areas, and find that once you are familiar with the councils development plan, its a very straight forward process.

    I suppose for a newbie, the higher demand coastal area in West Torrens council areas have more buffer for the downside, if something goes wrong. what is the required min lot size, and the side driveway width for West Torrens council?

    The subdivision applications are lodged with Planning SA, not with councils, does that mean the requirements are standard across metropolitan Adelaide?

    Do you know anyone locally that can be subdivision project manager in these areas for a fee?
