    Hi everyone,
I am new to property market.I am learning from realestate.com.au and this lovely chat website.

There is median property price for each suburb, they are classified as house/unit,
Is a townhouse classfied as house, or unit?

    thank you.

Strata properties such as a townhouse, unit or apartment are classified as "units" in all the industry databases like APM Pricefinder and RPData etc. for the purpose of calculating median prices of each.

However, selling agents can & do list properties on realestate.com.au and domain.com.au that are units, villas, or townhouses, as "houses" either by mistake or intentionally and sometimes this flows through to Pricefinder & RPData. :(

Filtering your search for 'houses' does nothing because every property is listed as a house these days. Even vacant land is listed as having 3 bedrooms. And parking spaces on listings are a joke too - just because you can fit 6 cars on the lawn doesn't mean it has 6 spaces

Just like @joel said it is meant to be for a house and townhouse will be under villa or unit but agents will list everything under 'house' including the vacant land.

It also annoys me when agents list 4 cars for a double garage as 2 cars can be parked on the driveway in front. Same as that bedroom that is clearly a study..

I went to one where he counted the living room as the 4th bedroom because someone could potentially sleep there.

Use the "keyword" box when doing a search and type "townhouse" in there.

The agents would list a townhouse under "château" if they could.....

It depends on how the property has been subdivided, and I'm fairly sure councils use the same address naming conventions nationwide?

    Strata title = unit/townhouse
    Torrens title = house

    eg. if an address is
    2/2 Main St = Unit
    2B Main St = House

As others say, they are a unit, but agents often will list things incorrectly.

If looking for/at data, use it as a loose guide anyway as many things can be skewing the data.

The title system is more than strata or torrens, you can also get a duplex on torrens or strata. There may even be some old system left.

    So is a 300m2 duplex on 400m2 block a unit or a house ?

What is a block of units that has not be strata titled ?
