VIC Is 8% too high for Werribee/Hoppers Crossing?

I've been quoted 8% for managing Werribee/Hoppers Crossing - is this the normal standard for Melbourne? From my understanding it used to be around 6% but my knowledge might be very well out-of-date

 

Not unreasonable for a regional is it @Lil Skater ? Is Werribee far enough out to be considered 'regional' ? It would be up here in QLD.

 

Generally Werribee/Hoppers Crossing isn't considered regional in Melbourne but perhaps I'm wrong and it is for property management purposes. Thanks for helping out all the same Tom!

 

Prices and services in Werribee vary quite a lot - I've seen agents charge as low as 3.3% there, but it's not something I'd recommend considering.

 

I have 5 properties in Hoppers crossing, I pay 5.5%. you can even pay as less as 3.3%.

Hoppers Crossing is not regional.

 

Yes it's way too high, 4.4 - 5.5% inc GST is typical for Melbourne

That’s a lot for Melbourne.

4.5% incl of gst with my PM

 

I’m at 4% incl GST. Long-standing arrangement with multiple properties. But this is in SE suburbs of Melb which is where I concentrate.

Keep an eye out for quality property managers in Werribee / Point Cook and surrounds - Wyndham Shire had the second highest eviction rate at one point. There are some very unique demographics out there. You also have a lower average rent. An owner paying 4.4% on a nice home in the east (say $600pw) is paying $26.40pw in comms. An owner paying 6.6% in Werribee on an average home - lets be generous and say $400pw, is paying the same fee - but you'll find the property managers in 'rougher' areas have to roll their sleeves up and do more work.

 

Anyone know or ever work with Carmen Littley from Wyndham Property Management or Melissa Hickson from Prime Residential Property Management?
