QLD Is $715 a fair amount for bond cleaning a 3 bedroom townhouse unit?

    Just got the feedback from the agent our bond was deducted by $715 for cleaning a 3 bedrooms townhouse unit

    I wonder if this is a reasonable amount? We didn't arrange bond cleaning but we did clean the unit.

    Seems over the top. Even at $30 per hour that is over 20 hours of work!

    How dirty was the place? Was rubbish required to be removed?

    I recently had a small three bedroom house professionally cleaned inside (excluding steam cleaning of carpets) and outside, including stove/oven, windows inside and out, back and front yard sweep for $270 inclusive of GST, which we deducted from the tenant's bond.

    We paid about $320 to clean a small three bedroom house a year ago. It sounds high to me.

    In Sydney's East I recently paid $580 for a 2 storey 3 bedroom 2 bathroom property which needed a bit of work on the oven. Carpet cleaning excluded. These are professional cleaners I use often and rely on.

    What is the requirement for end of lease cleaning in Qld? (Do you need a bond cleaner or is reasonably clean the standard? Was carpet cleaning included?)

    $715. Fair amount if it includes giving the tenants a tub. Otherwise I'd say about $400 tops.

    You'd get a lot of cleaning for that price, let's put it that way.
    Does it also include gardening, rubbish removal, repairs?

    Did you take photo's?
    What did the entry/exit report say ?
    For some people dust and a dead fly in a window track is deemed dirty :rolleyes:
    Was an exit clean stipulated in the lease ?
    $750, probably a bit high, but......

    Example:
    A neighboring townhouse/villa property in Belmont/Geelong this week
    Dad was talking to the cleaner there, 3br, 2 bath, 2 garage
    2 cleaner's for up to 3 days :confused: (without carpet cleaning).
    2 days min to just make it "ok" ..... (no rubbish removed)

    Tenants had asian background, virtually every ceiling and wall really needed to be washed due to fry cooking, bathrooms just dirty (looked like they hadn't been cleaned in the 2 years, like most of the house)....
    REA had allowed $400 :(

    There is neat/clean and sparkling clean :D
    But there's also dusty V's filthy :eek:
    It is all in one's perception :p

    Take extensive photo's for proof on entry and exit ;)
    Only then can you argue the point :cool:

    *I don't know of many companies charging $25ph
    Wages $18-21ph plus superanuation, insurance, cleaning products and materials, vehicle, travel time, and overheads for advertising, invoicing, supervisors, management and profit..... closer to $50ph chargable

    Yes, $25/hr isn't really the going rate these days. My (self employed) home cleaner for fortnightly is more like $45 (I think a bit exxy but ... )

    OTOH we had 2 little Asian (OK I'll confess I don't remember but either Chinese or Korean) cleaners come to do an "exit" clean for a relative's house - 1950s 3BR house - after we'd removed all the furniture & things & I couldn't face doing any more. It was 20-years of uncaring bachelor dust & grime, and they did an awesome job for $500. And they did it in about 7-8 hours, I have no idea how, unless they brought in a team when we were gone. I would have spent 2 hours on the oven alone!

    I gave them 100% but my hubby said 99.5% because they missed the top of the light fittings - we did that in under 10 mins.

    If the house was filthy and the cost included carpet cleaning and pest control, I can see it costing that much.

    In absence of any of those three things, I think the cost is ridiculous.

    For an "average" bond clean on a 3-Bed townhouse I'd expect to pay up to $450.
