My net worth only grew 5.14% in 2015. It would be nice if it grew at the higher rate in 2016 :) :).

I beat inflation, 2015 was more than double my NW growth in 2014, and I am self funded.

Probably doing better than some. So no complaints - safe and steady.

A few people have mentioned 2017 as a time to buy. I question the reasoning for this if generally speaking, there would be at least a few years of stagnant/no growth until the next upturn.

I know we don't have a crystal ball but wouldn't it be better to wait a bit longer?

People have different strategies so when it's a good time for one person to buy it might be a mediocre time for someone else to buy.

Also there are thousands of markets around Australian so I think no matter what year it is there are good deals that can be found. I'm especially interested to prowl the Perth market late 2016 early 2017.

I doubt it, I am sure there are markets where investors can add value. Good for them, I hope everyone makes pots of money in 2016:)

I will be cashed up but I have had issues servicing loans, nothing is perfect in the investing world, always challenges.

Make a killing? No. Not expecting 16 to be as solid as last year. That said, with Sydney tapering and Brisbane rising I am hopeful of a 5% CG on total holdings. This would deliver $375k which is still a nice outcome. 2016 will be a big year of debt reduction too.

Yes mate. My strategy is only to buy deals I can add value too. I've calculated it's the only way I will be able to reach my goals before 36 . Most other ways are just too slow for me.

Making a lifestyle decision this year which is really going to hold me back. This in the face of a developer mate who has got some big opportunities coming up.
Wanting to start a family and decided happy wife, happy life so am instead concentrating on building our PPOR.
Going to have little serviceabilty left when she finishes work but a bit of cash so this may be the year I start learning about other asset classes.

I think the buy and hold strategy is great if you can time markets, buy early and sell down prior to peak and very little stress.

However, I agree with you property developing can also speed the process, but can be far more stressful dealing with Councils and you are locked into timeframes. I also think the greatest risk is that we are at the mercy of markets once we commence building there is no turning back and if the market tanks then you need plan B.

Only started my portfolio last year with 2 outside Sydney metro. Looking for one before end of April. Been too busy with work and kids. If I can get one or two this year that I can add value and/or develop later, it would be sweet. Will keep things simple for now.

No @MTR I'm looking at Melbourne Brisbane and Lake Illawarra far from Sydney metro. I'm a sucker for houses near beaches.

Houses near beaches..... I have a soft spot for them too...something about the smell of the ocean breeze and the crash of the waves at night. Helps me sleep better. :)

@MTR, Absolutely agree with you on all points. That's why its really got to be a tailored approach to suit the individual. My approach is just that, my approach, and is tailored to my profile.
