Is 1:2 Building:House ratio area too small?

    This is 29.3x11.5m block ~ 337sqm
    Is building area of 158sqm (this specific plan 1:2) too small?
    We see lot of space wasted in this plan but the dev is not ready to change it so gonna give it a pass.
    Thoughts on this specific plan?

    What is the allowable fsr/site coverage in the LEP?

    Many council's only have 0.5:1 or 50% unless the site is medium density.

    I find the house to be reasonably sized. There are usually requirements by council about percentage open space required.

    The house to land ratio is actually quite decent as there is only 100 or so sqm taking up land (the rest is the upper storey)
    There would be a few tweaks I'd do to the design if it was a double garage version:
    - move the laundry door to the side to put in bigger/better laundry along wall
    - tweak the kitchen to put in island bench
    - make the ensuite shower go all along that wall (double size)
    - make the downstairs powder room and understorage a smidgen smaller/narrower to increase the living/dining

    How to find what is the allowable fsr/site coverage in the LEP? Any site to look?
    or have to rely on the RE Agent ( builder) selling this HnL package?
    (This is for one of the HnL package on Tallawong Road Rouse Hill?)

    @SteffS You need to google LEP for the council area. If it's a new subdivision it may be in an addendum.

    The house itself seems to be decent sized and less footprint. The site coverage - I think there's a max but not sure if there's a minimum?

    Thanks everyone.
    Another concern is.... is that space behind garage wasted? I mean its not like the backyard either, more like a side yard and but ood to use?

    Why I thought this is tiny build is because other builder do build like 200~210sqm in 330~350sqm lot. So by that calculations this design looks small and expensive, am I correct?

    What's the purpose of the build (home/ investment?) Why this plan from this builder?

    Investment Property.
    This specific plan is lowest from that builder (who is selling land as well), land only is not an.option from.them. takes 4b 2 storey house budget to ~900k
