Irregular Block

    Hello guys,

    I understand that regular, square blocks of land are ideal. However many blocks of land don't have this shape, and I'm wondering to what extent this really matters and what types of blocks I should really avoid.

    As an example example, would you say the blocks in the attached pictures would be acceptable? I'm asking because I see blocks like these very often.

    It means you lose development potential, but that may not be an issue to you?

    So blocks like these can definitely not be developed (600sqm)?

    No negative impact on capital growth?

    Are you looking for a development block or wanting to know about irregular blocks in general?

    A block near one IP is landlocked (battle axe) with a long driveway... about 640 sqm and not a nice even rectangle. It has bits poking in at corners and wraps around other block corners. It's a mess of a block.

    Finding the right driveway or front door is not easy for first time visitors and it has eight neighbours adjoining it. :eek:

    Well i don't think I'll be ever developing.. Just buy and hold long term for capital growth. However several properties I am interested in have blocks like in the attached pictures. Are the attached two blocks acceptable for my goal?

    Or should I avoid blocks like these?

    Irregular shapes generally mean a more articulated build is required on them which increases the cost of construction - for example stepping a roof to maintain a 1m setback from an angled boundary.

    However besides they they are generally fine if the shape allows for a liveable area/garden.

    Sometimes they can even work in your favour if they are narrow at the front and you lose minimum land to meet front setbacks.

    I think it's fine and one day if there is ever development opportunity it may make a nice side by side duplex

    P.S. Never thought it would be possible to build a duplex on this block. It's 580 sqm.

    I like irregular shaped blocks, sometimes you can get them at a very nice discount, you just need to be creative with the house design. Having said that, the block shape from @Realist35 is fairly common in Perth, I doubt much to be had in the way of discounting.

    @Realist35 , you've got nothing to worry about.
    Check out one of mine.. This will be fun designing a house if it ever comes to that..

    Unless an easement the Pool (& patio) should have been put on the otherside so a drive-thru shed could go there, somewhere to park the boat/van.

    Your tenants will appreciate the low maintenance yard. Looks fine to me.

    If considering a duplex site (or units), the wider frontage can mean the difference between being able to build vs getting only a house on the block.

    Have you noticed any price difference from similar houses on rectangle blocks vs the house on a irregular block shown?

    You never know what the future holds with zoning. I've built duplexes on 320sqm

    Hasn't Melbourne just changed the rules so you can build as many as you want if you provide enough garden?
