    So prices should be rising, not enough stock?
    How long has it been hot ? Have you noticed prices are moving

    Yes unfortunately
    There were 4 offers on a development site I viewed recently, somes suburbs in Perth hot but prices are down from 2014 levels -10-20% dependent on suburb

    Good time to land bank, but need deep pockets, rents are pretty bad

    10-20% down on prices from three years ago? Wow!

    Core logic statistics definitely don't show the real situation then.

    No that is why I pay very little attention to stats, they never tell the true picture because they are too broad

    Hard to pick top and bottom but too much competiton and prices get so high you'll need very deep pockets to hold. Buy and hold wont make sense to investors at this point but will to anyone who believes prices only go up and/or suffering fomo. Don't want to be last one holding the baby when the long slump comes, especially when it brings a bit of a correction.
