My place is near Townsqaure Redbank Plains Shopping Centre and Redbank Plains State High School. Like 5mins drive.

Its an older house though built in 2000 on about 600sqm.

I never buy new build but there are heaps of young families and FHBs around now. Redbank plains getting expensive compared to 2017 pricing when I was still shopping around its grown exponentially.

That's very interesting, I am not on the ground but a lot of people on here trash Redbank Plains as an area.

Much nicer areas in my opinion, but to each their own.

I can understand why some people would prefer a new/large house in a dodgy area vs a small/old house in a nicer area.

Ppl trashing Logan, Western Sydney for the past 20+ years.

Yet ppl making millions and millions in these places. Dont be a downramper and fence sitter forever - it gets you nowhere. DYOR.

You will find many ppl that trash a place have NEVER been into that place and basing their input from reading people's reviews on homely & they dont even have a single place of their own. hahaha.

Had a conversation with an agent in regards to my property in Eastern Heights. Stock at low levels and prices have moved considerably. Looking at around the $400k mark now. Was about $310k 18 months ago.

    I would believe it.
I know it's Raceview not Eastern Heights but look at the sold history on this for example, >100k in <1 year https://www.domain.com.au/property-profile/166-whitehill-road-raceview-qld-4305

It is inevitable IMO. Young families are fast being priced out of Brisbane and the rail connection from the CBD to Ipswich isn’t actually that dreadful.

Not everyone wants to live in new developments or outer suburbs with less amenity. Ipswich offers a lot that helps make up for the distance to Brisbane CBD.

I notice schools often flagged as a concern for young families. I imagine that will start to change too.

You’d want to budget in private schools if buying in Ipswich, unless you’re in Springfield area

Are you allowed to advertise downstairs rooms that are below legal height in Ipswich? Seems from some photos that they're counting spaces as bedrooms in listings in Ipswich that wouldn't be counted in Brisbane.

Well I just got notification on my phone that this one sold for $375k.

    https://www.realestate.com.au/sold/property-house-qld-redbank+plains-138019478

Very basic 3/1/1 on only 450sqm.

This house would be < $250k back in 2017. How do I know? because my brother bought a nicer house 3/1/1 on 620sqm for $260k on the same street. LOL I reckon he'd get $400k+ for then easily.

Ipswich is performing extremely well now.

Sheesh! And that was an 8 December sale. Wonder what it’d pull now.

Edit: here’s a similar one for January (unsure exact sold date, can’t find when it was listed - I even checked the agency’s Facebook, looks like they’ve commandeered the old Ipswich North Pizza Hut!) that sold for $440k

158 Henty Drive, Redbank Plains, Qld 4301

Bit harsh isn’t it. I thought one of the principles of property investment is not buying in a place you like or want to live, but rather somewhere that will be in demand and provide good CF or CG which redbank plains appears to be doing.

PS I’m aware of the rising tide lifting all boats analogy.

Dunno why the pocket of Henty Rd get all the criticisms. When I was there I felt perfectly fine and no issues at all. Pretty safe actually.

Ppl are still saying Inala is dangerous? LOL - man that place is awesome. I go out of my way to go there just to eat. Huge Vietnamese community there and they are all so kind and welcoming. Love the food.
