QLD Ipswich where to buy

    Out of Raceciew, Bellbird Park and Yamanto, I would go with Bellbird Park first for an IP, as it is a lot closer to Brisbane. It does have a higher potential for bush fires though with all the bush (it is still being developed though so the amount of bush is decreasing).

    I think Ipswich long term has a tonne of gentrification to come though, purely due to the heritage of the city, and it’s ridiculous Queenslanders. Because of that my recommendation would be to buy in the “inner city” suburbs of either:
    - Woodend
    - Sadliers Crossing
    - Coalfalls
    - Eastern Heights
    - Newtown
    - Ipswich city itself

    And if you can get a Queenslander in one of those suburbs, then even better.
    But for an IP a Queenslander would likely be a lot of maintenance, so if that’s not your thing then maybe a bad idea.

    Redbank Plains is absolutely flying. I'd look at buying there something built early 90s or 2000s. Solid brick veneer home that doesnt need much renovation with some value add potential and rent it out.

    Long term hold there will be value here. Its attracting many FHBs and OOs these days.

    There is problems in EVERY suburb. I've seen real real bad domestic violence in $3m-$4m suburbs in Sydney and a spate of break and enters in the Hills District which are all $2M+ suburbs.

    I've seen ppl get chased with road rage in Bondi with baseball bats and car steering wheels locks in a huge road rage incident. I've seen someone get purposely run over by another driver in Epping.

    These incidents happen everywhere and in every demographic.

    True it is everywhere. I just happen to know some coppers and Ambos who work this area and the stories are never ending. Another method lab, another Street brawl, another stabbing the list goes on. I don't like bagging any one area but a couple of km away is a very different demographic and a small fraction is the issues. I know I would be grateful to know about an area before throwing my hard earned at it. I would look bellbird Park or Augustine heights due to a bunch of reasons.

    As starters anything on or near Henry drive and anything south and west of school road. The older area north of town square is not too bad..the stuff off.school road has lots of.ip:s bought cheap, rented.cheap but people.more.interested in drugs and hiring up their cars. I would do streetview search looking at the.cars before going and buying on the more oo suburbs.where people are house.proud. you can tell by the state of.the. yards. It's.just my opinion. It like comparing Woodridge,.slacks.creek.and Underwood. I would want to do.careful homework before jumping in. Neighbouring suburbs can.be very different.

    Raceview owner here, try to get a 4/2/2 if you can, rent $400 week.

    never had any issues getting quality tenants who pay on time :)

    yep agree i have a 4/2/2 in raceview iv kept the rent bit lower to help my tennants during covid but my pm keeps telling me to up it. i bought early 2019 good tenants iv just had a look online im seeing similiar properties under offer $50-$80k more then what i purchased

    Isn’t the older area north of Town Square the same area as Henry Drive?

    There’s a big variance between asking price and sale price, so your property may be way more than $50-80k above what you paid.

    I believe this one went for north of 450.

    Henty drive is a ' special' Street that seems to have lots of issues. Yes it is north of the shops but I would not go near that street - even if not buying :)

    Nah no need to demolish, just a spit and a polish, she’ll be right. Might need a hand carting out the crusty carpet from the formal living/dining, but otherwise a one man job :D
