A new house build is covered by a consumer warrantee wether it is written into a contract or not enforceable by courts, All house will have some issues and builders are obliged to fix them for 2 years after getting the certificate of occupancy. Most builders are very obliging and don't want to get a reputation as dodgy builders as the will soon find themselves out of business, you will need to check your house before 2 years and get any issues fixed, many will do it for many more years. Structural problem are covered for 10 years. At least in Victoria.

I think a security /screendoor is essential. If you want happy quality tenants who respect your property and their land lord get the door. It increases the value of your house anyway and it may reduce your insurance.
