NSW IP : One house $850k (in Western Sydney) Vs two houses (in Logan/Ipswich or even Perth/Adelaide)

    Considering current market, is it worth to invest $850-$900 in an IP (3/4B house on 600+sqm land) in Western Sydney suburbs like St Marys, St Clair and surrounding OR better stick with two houses in Logan (Crestmead/Rochedale South) on 3/4B house on 500-600sqm land? Aim is to hold them for atleast 10years and have good CG with atleast neutral (if not positive cashflow). T Any recommendation for suburbs is welcome. Thanks for sharing your thoughts.

    I'm assuming both options are for investment and not PPOR? If so you should also be considering 1 house in Brisbane for around the $850 mark. Also, don't think you'll get 2 on 500-600 sqm in Rochedale South for that anymore, that ship has sailed. Crestmead is significantly cheaper though.

    Do you have other properties? If nothing in Brisbane, go brisbane. If nothing in Sydney, go Western Sydney.

    >> This will be our first IP, so no current IP in Brisbane nor Western Sydney :)

    What is the reason behind the 500-600sqm land size. If you would like to diversify then maybe you could consider one in Brisbane and one in Adelaide and maybe depending on how much you invest perhaps one in Perth. I think Neutral Yield or Positive CF is possible in these locations. Sydney/Western Sydney is also an option but CF may need to be reviewed.
