IP just had sewer shaft renewal and would like to know more

    Hey all. I got my first IP less than a year and already have three episodes of sewerage leak/jams. The plumber said that it was because tree root got into the sewerage. Without many choices, I ask his to get renewal done just for once and for all . I don't have many experience in this so I don't know how well the work is done.

    Here is a few questions I have in mind. Any feedback is welcomed.

    1. Fixed the sewerage leak was $440/per time and the renewal is about $4k, Is it reasonable price in Sydney area?
    2. How well the job is done according to the photos? It have before and after comparison.
    3. Is it any way I could find out possible sewerage issues before purchasing a property? Just in case.

    Another Question is do landlord insurance cover this kind of expense? I am not sure

    Well, you could have a plumber put a camera down the sewerage to have a look, it's not exactly accessible any other way (assuming there is no obvious stinking swamp at the property). Cost a bit though.

    how about,
    maybe buy the sewer connection diagram and walk the route looking for any obvious signs, like,
    - significant large trees - (Camphor Laurel, Fig Trees & Rubber Plants etc etc)
    - soil subsidence
    - flush the toilet and listen for gurgling or water bubbling up in another drain.

    Price seems about right, compared to one we had done a few years ago.

    Plumbing looks good, reinstatement of paving looks poor. You probably want something other than a plastic IO sticking out of your paving too.

    No - Landlord Insurance will.not cover it.

    That is what I told the plumber. But he said that if the plastic part break, it could be replace easily. Is it true?

    Nevermind, your now a rich Landlord....you can afford to do this :)

    Sewer and sewer chokes are common issues, I have never blocked a sewer, a lot of my tenants manage to do this and some very often, and the plumbers never know why......250 for that thanks, see you again soon.....

    Yes, it is true as it will just be a screw on cap, but it shouldn't be left in a state that it can be damaged in the first place! It is poorly finished and needs a cast iron box over the top.

    Can you post a picture of the type of cast iron box that’s usually used in this situation?
