IP investing approach in a falling 'possibly' market for the next few years

    Hi All,

    I wanted to get your thoughts on possible approaches to IP investing over the next 2-3 years.
    My plan is still hold for min 5 years, likely a lot longer - mainly only houses, maybe dup or TH.

    Would your approach change given the IP may have little, zero or perhaps slightly negative CG in coming few years?

    Would you consider a slightly higher yield and sac CG?
    Would you look to max out tax benefits, NG, depreciation etc?

    Some of you may have gone through this in previous cycles though every cycle is unique in my mind. :)

    If you really know how to predict the future, let us know.

    What did you do in 2018 and 2020? If you weren't looking, what do you think you would have done? And what should you have done?

    In general, I'll go for CG potential 99% of the time - more looking for creative approaches here.

    That's why I said 'possibly' since I'm speculating - and note I also am talking about a moderate pull back - I don't think that's too far off what we are already seeing even while rates are at 0.10%?

    It might well be happening now. But are you willing to buy when its falling? Why would you if it looks like it will fall further?

    + my main reasons would be I don't think the fall will be dramatic and within 3-5 years we might have a serious rebound.
    + good yield, tax offsetting may shield the paper CG drop in the interim?

    You don't have to convince me. It's your future if you buy or not.
    If you haven't bought into the teeth of a downturn before..... it's harder than you think.

    Does short term paper CG matter if your investment horizon is long term?
    My grandchildren are going to be happy whether I bought this year or next year. As long as I bought.
