    Hey Andrew, it’s not much of a big deal. Just needs to be incased with concrete so you can build over it. roughly $750 per lineal meter.
    I would budget 7-10k for the extra work on the GRanny flat.

    We've just leased 3 in Nth St Marys in the last 10 weeks. It really does depends on the street but when you consider the airport link/long term growth its a no brainer I wouldn't let some housing commission stigma hold you back. Closer to the station and North Public school will rent quickly.

    General tenant demographic is single mum on centrelink or single employed dad with kids on the weekend.

    I am attending open houses in the areas. I am struggling to understand why 'Werrington county' has more demand than 'Werrington' ?

    Werrington has 582 visits per property :

    Werrington County has 2838 visits per property :

    https://www.realestate.com.au/neighbourhoods/werrington-county-2747-nsw

    Werrington has advantages in terms of train station, proximity to St Mary. Why does Werrington County still attract more visitors than Werrington ?

    Looking at those "visits per property" numbers, Werrington County seems to have more in common with Cambridge Gardens than it does with Werrington. I looked at a property in Werrington County recently; it has the feel of an outer suburb further than it is geographically located. eg. the lack of footpaths anywhere, implying people don't walk even to their local shops but drive their cars anytime they leave their house. This made it feel more like Springwood or another place in the lower mountains than a place within the Penrith council area.

    We’ve spoken to a couple of agents who say that they’re selling off HC properties It seems that the commission has a deliberate policy of gradually selling places off. This seems to be true of the houses. Does anyone know what they do with the apartment blocks? It guess that they may be harder to sell off which means they will be hanging around longer. But this is just a guess. Does anyone actually know whether the HC apartments get sold off?

    Probably the least likely property to be sold of by HC but I do know of one that was sold in Dundas and possibly another in St Marys. Believe they were sold in one line as they were all on one title. Dont think they had services set up to be subdivided

    Yes- I use @Hayley Cannon in Western Sydney with good results. I’m sure other forum members will be able to vouch for her as well.
