    Not much left at 300-350k range. With the current market increase....add at least 1.5% to 2% to market comparable's to stand a chance.

    Managed to find few townhouse options in Logan and Ipswich within my budget, but still wondering whether it's a good investment from capital growth perspective, rental yield looks around 6%.

    Budget? Aim for freehold land with house. Townhouse in those areas are not good investment.

    Better off with a house in a reasonable suburb of Bundaberg.

    Still plenty available for around $350k

    We sat on the fence for about 20 years looking for the ‘perfect’ property investment. Missed a lot of opportunities, bought and sold a few. In the end we dived in and bought a few. They weren’t the best ones, we were probably too focused on yield and not capital growth but you know what? They have had good capital growth, have always been rented, and barely cost us a cent.

    The seeking of perfection is the enemy of good. Buy something and if you are young enough the poorer performers will rise over time.

    1. yes a freestanding house is better if you can afford it
    2. Townhouse is fine if you can’t, but avoid massive complexes - small blocks are better
    3. Watch body corp fees - pools etc are expensive
    4. Logan and Ipswich are fine, buy near transport and flood free of course
    5. Avoid living areas that face west - north east is ideal

    Low $3s gets you a nice 3 bed in Townsville brick veneer and very low maintenance. High $3s gets you 4 bed equivalent. All flood free and rents 6%+ gross. These are all moving based on fundamentals.
