    Hi All,

    Looking to buy an IP (House) in QLD, budget would be 300-350K, any suggestions?

    Hervey Bay...although for 350k you'll only buy a Townhouse or Unit but not a house.

    Ipswich - you can still get a rundown place for this price and put some TLC into it.

    Logan your too late. Not much left there at this price range and if it was, it probably be a total knockdown or require ALOT of work.

    Hi All - Thanks for sharing all the input I was chasing multiple agents in above given suggestions (suburbs), but it seems like the market is hot, still couldn't find any promising house within my budget. Any other suggestions? or any recommended BA's in QLD?

    BA's can't perform miracles...particularly in QLD at the moment.

    Latest data released this morning demonstrates that the market in QLD is actually picking up pace too.

    So narrow down your city and suburb and then go in hard with a good offer ASAP.

    Now is definitely not the time to low ball in QLD ;)

    I've seen people low ball in boom time. They think they're so clever but I just quietly giggle.

    Yep. There's plenty of news reports (sob stories) about "people who have been trying to buy a property for 6-12 months without success."

    Such people aren't very bright though: they're obviously putting in low ball offers in hot markets.

    Complete waste of time and energy...and why would RE Agents even give them the time of day when supply is so limited and demand is so strong?

    Agreed 100%. I know it's hard to buy in a boom market, but I don't believe these stories at all. I have never struggled for that long to buy something. It's just a bunch of cheap skates with no sense of perspective whining to the media. They need to look at the bigger picture and go in hard and fast, like we all do. If they don't want to play the same game as us then settle for the sidelines.

    There are definitely still opportunities in QLD with a 350K budget but with that said though people need to understand that the market is hot and thus they need to be both realistic and decisive.

    It's not 2019 ;)

    Have you considered a townhouse in south brisbane / logan area? going to be at the higher end of your budget though

    I'd be looking at Ipswich, you get the benefits of the development and growth in that area, and yet as long as you buy East of Ipswich CBD, you are within 40m to Brisbane by car (often closer the further east you can get), and there are train links too. This gives people the option to work in both Ipswich or Brissie CBD.

    North/South Brissie is gone for that budget.

    Otherwise go regional, maybe Mackay, Hervey Bay, Cairns/Townsville/ Rockhampton.

    This is what I would do with this budget. Just make sure you buy in a relatively small complex, e.g. under 30. There are some behemoth complexes that have 100+ townhouses. They are monsters.

    You can forget about a house for 300-350 in Hervey Bay.

    You won't even get much of a unit for that price anymore
