    Hello,

    I am currently looking at buying an IP in QLD. I want to buy/build a house (less than $450k) with around 5% rental yield, low tenant vacancy rate, good future prospects.

    I am looking at Ipswich, Springfield/Springfield Lakes, Toowoomba (around CBD).

    I am from NSW and am planning to travel to Toowoomba in 2 weeks time.

    Any experts wanna help??

    Also I like to network and see if we can help eachother out.

    In my opinion, with a budget of 450k approx., Ipswich (42.8km to cbd),and Toowoomba (125km to CBD so in another league) are unnecessary and too far from the CBD imo if you have that budget.

    I don't know this suburb well, but just at a glance, take Kingston qld for example. Its 27.2km to the CBD (much closer than the other two) and look at the house prices on the market. ;) Obviously Due Diligence needs to be done though.

    Hey @Jonty , as Leo above says, you can get closer to Brisbane than that if you wanted to. Any particular reason for Toowoomba?
    Keperra (9kms from CBD) would be my pick with that budget - but I'm biased ;)

    ohh ok yeah I didn't look at the immediate area just the location to the cbd and prices. I can see why you like the area :) great value I think

    You've got good taste. I would go for a PPOR in The Gap, Paddington or Newmarket if I could afford it.

    My point was not so much the property but agreeing with @Azazel about closer locations to the CBD with better value than Toowoomba and Ipswich imo.

    The reason i dont intend to buy around Brisbane CBD is because i m not familiar with the area and the area might be flood prone.
    Hence i m inclined more towards Toowoomba.
    Any views about Toowoomba for IP, around the uni of sth Qld?

    With regards to Toowoomba personally I think with a budget that you have of 450k I would be looking much closer to Brisbane CBD for the best chance of CG in the medium term.

    Thanks Bran,

    I was told that this flood was due to some busted creek.
    And this is the only time there has been a flood in Toowoomba.

    This occurred the same day as the Brisbane floods. Was just hinting that you need to check in both locations. Very little of Brisbane was effected.

    Yep, was mainly because of lots of water from further away making its way down there. Brisbane, Ipswich and Toowoomba were all effected.
