    Hi all I'm looking at a few IPs in Ipswich. Just wanting to know which is the best and worst suburbs out of the following.
    Wulkuraka, Raceview, Woodend, Churchill, Silkstone and Leichhardt. Appreciate all the help!!

    Silkstone and Woodend are the nicest, huge mix of housing. Next on the list is Churchill and Raceview, then Leichhardt and Wulkuraka.

    Choose the street carefully as all suburbs have a healthy mix of people and housing stock. And check flooding map. Ipswich floods.

    No worries. Worth noting that while Leichhardt and Wulkuraka are at the bottom of that list, they’re still quite a bit nicer than many other main city Ipswich suburbs like North Booval, Bundamba, Basin Pocket, Dinmore and Riverview.

    And when Hamish says "Ipswich floods"... parts of Basin Pocket, Tivoli, Bundamba etc... were literally METRES under water in 2011. Obviously not a problem if you do your research!

    Crazy to imagine Tivoli flooding, it’s on top of a hill. Then again, so is Toowoomba :cool:
    Either way, goes to show, Ipswich is a hilly city, almost every suburb has flood zones. Do your research!

    Any opinion on this 5 bedrooms $135K unit $500 rent, which similar sell half price $68k last year?

    Body Corporate Fees & Insurance - $6,899.57 per year ($1,725 per quarter)
    Council Rates - $485
    water fees around $300
    Some charge 2.5% management fees which is not bad.
    There's a lot of similar unit/town house are rented as separated rooms to achieve high rent in this area.
    Is it a good buy? If not, what should be the concern?
    Hight body Corporate Fees ave $133 per week?
    Or if rented to 5 people with 5 lease agreement, can still buy landlord insurance?
    Or can't find tenants? (fees are high if vacant)

    If it sounds too good to be true, it probably is...

    This looks like a student housing type thing - high fees, no guarantee of income, almost certainly restrictions on owner-occupancy and renovations...and has the student market been hit by covid?? It's also not in a great location.

    Avoid. (In my opinion!)

    Similar thinking, I can see a owner hold it for 2 years and now selling it so won't be a really good deal, but calculate all those fees in, still a good return, it can easily rented out to students or anyone room by room, but might can't get landlord insurance.

    Hi there,

    I'm considering the area too, but just waiting pre approval before I can starting hunting. There seems to be some good opportunities from a cashflow perspective and I personally think it has the fundamentals for growth too, but make sure you do your DD and try to get find something with an updside.
