    I think all in all you need to do a lot more due diligence on this block to figure out what you can and cannot achieve with it.

    Remember that the agent isn't working on your favour, his job is to highlight the attributes of the property to get the highest sale price. Whether or not you can achieve those things in reality isn't his concern.
