    I am looking for my next investment property with a budget around 1.15M.

    Would you buy a 3 bedroom townhouse in Baulkham Hills area or
    house in The Pond area?

    House on the central coast maybe?
    I'm not sure why you'd be particularly be seeking a 3br townhouse in those suburbs at that price as an IP.

    I'd choose a house too. But if you were comparing apples with apples (i.e) house vs house I'd always choose Baulkham Hills over The Ponds any day of the week without even a second thought.

    Yes, I'd go a house, especially since there aren't many townhouses in Baulkham Hills, so it might be more difficult to find people interested in one.
