    Looking for investment property with current preferences being Wynnum West, Manly West, Rochdale South and Springwood in Brisbane.

    What I am curious about is Gold Coast in particular Coomera or Upper Coomera .

    Would you buy there as an investemtn with the lookout of 5 to 10 years.

    Preference is for about $620K but could stretch another 100K

    I'd be looking closer to the heart of the Gold Coast i.e. Labrador and Southport, Biggera Waters (houses only, maybe a good deal on a duplex but not units). HUGE demand now and can only become more desirable moving forward as southern suburbs become more popular and expensive...

    Sorry should have said looking for a house. GC is very appealing might go for a drive around

    Maybe have a look at Ashmore, Worongary and Merrimac as well (houses). Or you might be lucky and buy a complete bomb in Mudgeeraba, Carrara and surrounds.

    Labrador, Southport and Biggera are also contenders, as has been mentioned above.

    Coomera and that general area apart from Hope Island doesn't float my boat for some reason.

    Just remember before the unusual situation of covid GC was a bit boom and bust. So although nothing wrong with what u r doing Rochedale S Springwood etc might be more solid over the very long term.

    As u probably know GC has boomed big time already.

    To be honest Rochadale South or Springwood is very appealing.We can still get a solid house with good land size , very livable and rentable. I can see lots of houses with amazing renovator potential down the track.

    I can confirm it is booming on the GC. Handle with care but all suggestions above are worth investigating.

    What are the best plays on Gold Coast in terms of high quality property / good area / good income and capital growth prospects?

    The Gold Coast has had a massive boom. I think the best plan in this current market is to buy a fixer. With land.

    Hi Emma. Coomera has always had a relatively consistent low vacancy rate regardless of Covid due to the schools & convenience. The returns due to housing crisis have increased by about $150 p/w on standard 4/2/2 with a vacancy rate of 0.4% so its beneficial when looking @ longevity. Housing crisis has also made it even easier to pick high quality tenants.

    Regardless of the suburb in Logan, it's always hit & miss with quality prospective stable tenants..
