QLD IP for Brisbane 2032 Olympics

    Hi guys, with the Brisbane 2032 Olympics, where are the 500-700k suburbs for an IP we should be looking at to take advantage of the Olympics development? Cheers.

    Major developments forecast able are infrastructure transport and accommodation.

    If u were within proximity to the Gabba and new Woolloongabba CRR train station it would be good.

    Sunny Coast and Gold Coast have facilities also, but I assume u mean Brisbane.

    These are my suggestions not in order:

    Rochedale South ( bus way upgrade )
    4152 (800+)
    Springwood

    Sunnybank Hills ( altandi station banoon station)
    Salisbury
    Gold Coast Exxress Train Stations
    1 Loganlea ( all 4131 )
    2 Beenleigh

    North side might be over 700k ( eg hamilton).

    Buy house with good land component

    Not 100% Olympics related, but I reckon Spring Hill apartments could see good growth in the coming years - very close to the CBD, Brisbane Live venue, new Vic Park parklands, Roma St station, Suncorp stadium... all of which will see significant investment between now and 2032.

    For houses in the $500-700k range, I'd agree with Bogan - the southern busway corridor.

    You reckon it will be more desirable than New farm? HSW

    Apartments are going crazy in New Farm…

    How about old walk ups near South Bank, near upcoming Queens Wharf.

    Not sure Spring Hill will ever be more desirable than New Farm... just think SH flies under the radar a bit in terms of potential upside.

    Its just two weeks and more with paralympics and there will be no people to see until just days prior except media who arrive a few weeks before that....Example of Sydney suggests the 5 years prior will be a construction nightmare like all cities who host the games and the transport they build may not even work until the start eg dedicated bus & car lanes and closed roads. In VERY rare cases rents on high end property can ask what they like eg Sydney harbour berths and apartments but only for those few weeks. But otherwise there was no spike in demand. OK now we have Airbnb but it will be a short quick spike and if its like Sydney they made it IMPOSSIBLE to walk to venues. All were fenced a huge distance away and all areas made zero stopping for many KMs. . So being close wont help. There is no property boom either excepting what they build and presell as the village which will all be presales OTP and it could range between horrid or high end. In Sydney Mirvac built a specific village (Newington) that is still in very high demand for homes after 20 years. Built on the site of horrible old industrial and factories. Aftre the games they ripped it apart to make 2 units into one and readied them all for handover. Months later all new owners were in. Most of those bought OTP up to 3 years ahead and enjoyed massive features that hid it from view for cameras which is all gardens and trees. All the temporary structures were ripped out and everything was auctioned within weeks.

    Sydney does have some legacies but its all public spaces
    - Olympic facilities - Showgrounds and sport venues and arenas. Well used and well done. Its biggest feature is that its all together and not vastly distant like Bris plan to do. That how the venues end up unused.
    - Massive public spaces and parks in the park. Just building a wave park behind the pool.
    - Bus lanes to the above still in use for the show and concerts and BIG sport events (free with ticket)
    - City received new footpaths and gutters made from stone...Nice...Took FOUR years of headache.
    - City street furniture consistent across whole city incl bins (ripped out after 911), bollards, light poles, flag banners, kiosks etc. Still maintained by a French company (JC Deccau) that installed it and with billboard ads. And nice garden beds that they add and remove with seasons.
    - Uniform transport and destrination signage still in use.
    - Bus route markers (a secret of how transport was a success with visiting bus drivers). EVERY bus route has these tiny numbers and arrows to guide drivers without any GPS.... They are so accepted you cant even find pics of them but thery are on telegraph poles for al routes. Easily missed its only visitors who ask what the numbers and arrows mean.
    - New buildings built since that learned from games and volumes of people eg convention centre and mutifunction space with floors that rise and fall and walls that can be adjusted. Like a Boeing factory. Can handle small groups or massive ones.
    - Temporary fencing. Still used for all sorts of things even like COVID protests they can be installed very quickly off trucks. They must have a million of the things. EVERY hire company uses the same one sold at auction.
    - One used cauldron. Now a water feature. But on special occassions they light it up too

    The new way is for existing infrastructure and legacy to be front of mind. That is why Brisbane won and beat off all the opposition.

    Didn't u see Anastasia jump when the announcement was made. And Scotty show his guns!!

    11 years of Olympic inspired growth.

    Brisbane will show how it's done. All on Feds money too!!

    What are you thoughts on the south side of Sunnybank Hills (like Calamvale, Browns Plains)?

    We have a Logan 21 thread going for Logan City Council suburbs. Browns Plains gets discussed a bit.

    I prefer the train line corridor, but nothing wrong with those suburbs. Altandi is not park n ride so I can't see the improvements in transport being as great away from rail. Ie. U can't live in calamvale and easily get the xpress. If there are stations other than altandi that could be express stops they are not yet identified.

    I sound like a frustrated trainspotter!!

    Great post, hits the nail on the head.

    The opportunity from Brisbane 2032 is not the 6 weeks of the Olympics, its the 10 years of infrastructure development, and what that means for the future.

    Which suburb should I aim for if I am looking for at least 600SQM land with 800K Budget ?
    Looking to buy an investment property with decent rentals and chances of appreciation
    Investment horizon of more then 10 years

    Either around Kedron / Everton park
    Or
    Sandgate and surrounding area.

    More for lifestyle reasons

    The next circle of 10km radius from CBD is where the 800k Budget should look at.
    Looking further out doesn't make sense unless you want it for lifestyle change.

    I don't think I would be able to get a reno done remotely

    Does 600 SQM land hold the same importance in Brisbane also as it does in Melbourne ?
    In Melbourne generally the land has to be at least 600SQM for it to be sub dividable

    Depends. Some good property managers will help with organising basics like painting, carpet/floor polishing, new light fittings and curtains and blinds etc.

    We offer a service with our agency to do all of the above for a small project management fee when the client buys through us. It's a great way to build equity doing such simple makeovers.
