    Probably best to speak to a gun mortgage broker who could advise you on what sort of yield you would need for the next one so as to not halt your progression to subsequent purchases. You could then match yield to locations. Do you have a good broker?

    Ok. Please let me know of any gun MB's that understand property, can strategise, that i can run scenarios by them, that will ultimately help to build a portfolio with accumulation of majority of assets within the next 24 months.

    Any chance of setting up a meet and greet w them? Im living in SE suburbs

    If you wish to sit down in front of the broker then the nearest to you would be @Peter_Tersteeg . His office is in Nunawading. He's very good and specializes in people growing portfolios to multiple properties.

    Yes it pays to be not too dependent on a tenant incase you lose one. (I only have 3 tenants that supply more than 5pc of my rental income most are under 1pc of total income )

    Diversification is fine but unless you have a multi-unit portfolio youd struggle.
