    How do they actually secure their interest in the property?

    What happens if you want or need to transfer the property to another party (eg spouse during divorce settlement) ?

    If they file for bankruptcy, wouldn't you become a debtor that the creditors could chase? They aren't lending their own cash.

    $4Kpa is quite expensive property management. How does that change with property value?

    Using your $500K property example, $4Kpa = $76.02 pw. Assuming 5% yield, rent on $500K property would be $480pw ... which means you are paying PM fees of 16% :eek: ... that is incredibly expensive.

    Exactly how will they get their money? If they have no interest in the property, they won't get it at settlement. How will they know if you've sold or transferred the property?

    Can you refinance with another lender as you choose?


    All of this only raises more questions than it answers!

    I'm still far from convinced.

    The annual fee is just interest on the extra lending in disguise.

    If that's the ONLY reason you're even considering it I would certainly do a lot more research and reading regarding alternatives to this, just my 2 cents, obviously you can do as you wish
    It's seems this is targeted at mainly inexperienced investors ?

    I checked with them, the way I can't sell before 10 years or before price gets doubled (unless and untill I pay 20% of profit rather than 10%) they also cant ask for that money back.

    I agree 4k cost is very expensive.

    Thanks a lot ! this really helps and am a new bie and have no experience on investing so thought of posting it here for expert comments before I get into anything. This really helped me !
