Investment strategy dilemma

    Hi All,

    I am after some advice on the best strategy moving forward.

    we own our PPOR in sydney upper north shore(with mortgage) before moving here we were living in a house in the inner west, it’s a small two bedroom house but it has a granny flat at the back, decent land size (300+sqm) for where it is. It’s our one and only investment at this point.

    our dilemma is that this investment house had significant growth since we bought it in 2014 and generating good return however it is still quite heavily negatively geared and with significant land tax bill each year we are not sure if it’s a good idea to keep it. It just seem unrealistic for it to grow further.

    would we be better selling it and buy another 4 x 400k properties interstate and hope they double in the next few years? I don’t see this investment of ours double in value in the next few years, it will need to be knocked down and rebuild to achieve decent price but then we will be over capitalizing it if we do.

    would love to hear what you think is a better strategy moving forward

    Hi Rolf,

    we haven’t paid off our PPOR yet, still mortgaged with 1.2m loan balance.
    Ultimately hoping our investment will help us to pay this off as well as generating good passive income to retire on

    we are in our late 30s if that’s any help
