NSW Investment Property in Kurnell

    Is Kurnell a good suburb to invest? I understand there is a lot of people come to Kurnell on weekend, beach, parkland, coast walk etc. but if talking about buying property (houses) in kurnell as investment, is it unrealistic? in term of making money.
    I make summary of the following:
    BAD things:
    1. Overhead air plane noise, but kind of get used to it after a while and not notice much.
    2. Oil Refinery (currently changed to oil storage only) & desalination plant
    3. Bad traffic: One road in one road out, no train, only not frequent bus.
    4. Located at dead end, about 45 mins drive to the city with normal traffic condition
    5. Flooding issue for most area of kurnell
    6. Council restriction due to refinery risk, mainly allow residential house, no granny flat, no boarding house, no dual occupancy, no multi dwelling, no subdivision.

    Good things:
    1. Very beautiful beach, house at front roll have breath taking beach / ocean view.
    2. A lot of parkland
    3. Relatively bigger land size, and level land.
    4. Many family have horses and other unusual pets.
    5. Affordable price compare to other beach/coastal suburb

    Possibility (not sure will happen or not):
    1. Reinstate the ferry service between Kurnell and La Perouse, feasibility study done, aim to completion construction and welcome the 250th Cook landing celebration at 2020, hopefully can bring better traffic to kurnell and development opportunity for commercial, residential, population and so on.

    2. Besmaw boat harbour development, 2000 apartments, few hotel blocks and other facilities, just like
    a town itself and hopefully can boost up the property price at kurnell

    Finally, the main idea is hoping the development above can bring more people settle or invest in kurnell, and then the legislation/council policy about development opportunity at kurnell can change from super low density (nearly only houses, and less than 3000 residents in the whole area) to low to medium density, can allow townhouses, duplux, land subdivision, villas or low rise units happening in the area.

    Am i too naive or there is hope?

    Hop, skip & jump from Cronulla/Cronulla Station
    Greenhills is nearby new development
    Only a small part of the suburb floods.
    Very little plane noise as planes can't fly over the terminal
    Used to stink due to the refinery
