    Hi All,

    I just received notice that my renters are planning on leaving a month short of the lease (october instead of november). Am i able to force them to still pay the months rent, and still have them move out so that i can find someone else to live there? They have stated that they have found a better place and wish to leave...yet they still have a month on their lease.

    Breaking the lease is not all that uncommon. You are not able to "force" them to do anything, but you can make a claim to the tenancies tribunal (once they have actually moved out and stopped paying rent) for their bond money - which is typically 4 weeks rent anyway.

    Do you use a property manager? They should be able to take care of all of this for you.
