    The trains. It is so much easier and faster to travel to the city as compared to the bus.

    It takes about five minutes to drive from Everton Park to Mitchelton station. I know parking is awful there, but think creatively. Just like everyone claiming the entire Hills area is good for trains - many people have a very long walk or bus ride to any stations on the FG line.

    Train is definitely the downside of investing in brisbane. :(

    As I understand it, newer brick houses, better demographics and (relatively) attractive streets etc . Also, with the new shopping centre that has opened up, maybe it makes it easier to do all your shopping. I have never lived there myself, so take what I say with a big handful of salt.

    I agree, however there are quite a few houses that have the trains a short walk away, while not being too close to the tracks.

    But I get what you mean...

    Thanks to everyone for their valuable insight, bought a property at Keperra close to the shopping centre on a quiet street.

    Hi fols. I have been doing some research in bne and am struggling to tie it all together. I’m over in wa and have enlisted the help of a BA but the suburbs he is in I’m not that excited about. Bracken ridge, Strathpine and kallangur to name a cpl. Any info or suggestion on a few suburbs with good potential for capital growth.

    Did you engage a BA that is not working in the suburbs you wish to buy in?

    Out of interest is the BA even in Brisbane?

    Hemmant is pretty primed for revitalisation over the next 20 years. Lots of large lots/farms to be converted to housing. Some newish estates already in there. Main pro is train line. Lots of the area is low lying - keep an eye on flood maps.
    I think Murarrie might revitalise sooner than as Hemmant (KDR/subdivision/reno, not new build), as it’s a touch closer to city, Cannon Hill Kmart etc

    The land i was going to build on is up high so clear of flooding. The block is only 400sq though. I can go a bigger block but will be 40k more. The rent seems to be very good as well.

    Tons of land supply that may start to be developed over the next couple of decades. I wouldn't personally touch it, id aim to come further in and pick up entry level in Cannon hill/Murarrie. This side of the gateway

    The area near the Station has public housing and stigma.

    I inspected that property and a red flag for me was that the neighbours had a massive pigeon coop next door with I guess 30+ birds in it. Given my partner hates birds that ruled it out straight away.. happy wife, happy life
