    Thanks all for reading my post .

    Currently i owe 1 IP Property , looking for next one in near future but
    Need advsie looking to invest in postive cash flow property ,
    Would you invest in aprtment in 10 Kil from Melb or Bris cbd if have budget of 450 k .

    or Will be looking for investment in house 30 kilo from main CBD in melb or bris CBD what will be good Option .

    As this investment will be purely to invest and forget so Rent yield will play big part .

    Any guidance or knowledge share will be great .

    Whenever I see "rental yield" and "positive cashflow" combined with Melb (or even Bris) I would say commercial (through reit)

    I guess right area will have postive cashflow for sure , i just need to get more knoweledge at present .

    People forget that over the last 20+ years capital growth has become an expectation rather than a hoped for gain. In these uncertain times I would be favouring neutral or positive gearing rather than CGs. If/once we have a Covid vaccine and see what the economic recovery looks like I will be happy to reconsider my preference.

    obviously growth is good but even in a flat market your still better to invest in real estate in a cash flow neutral property than sitting on your money
    - providing you leverage the cash you use to invest

    Would rather preserve my borrowing capacity until there are better opportunities.

    based on your comments im assuming you mean for growth?

    so you either pick/ time cycles and are open to investing in various cities/ towns

    or you believe that the aus market (melb and sydney!...) is about to take a decent tumble ? ( which is very possible)
