    Hi All,

    I've owned investment properties in QLD and VIC previously. Now I am now interested in getting back into property investment.

    The ideal investment property for me would be:
    1. Already built.
    2. Fully designed and ready for an NDIS client.
    3. Ideally on its own land (not in a high-rise apartment building*.)
    4. Supported by a specialist that liaises with the NDIS on my behalf.(Ideally a turnkey solution where I buy the property, and they arrange a long-term rental agreement.)

    We have a 12 year old special needs daughter in a wheelchair, so building and paying for a wheelchair modified home to live in with her has been the financial focus in recent years. Now we're looking to secure her financial future in an ethical way by helping providing housing for others with special needs.

    I'd be interested in chatting with people that have one or more positively geared properties with long-term NDIS tenants.

    *The main thing that scares me about buying an apartment is buying into a nightmare like the Opal building and Mascot Towers in Sydney. If anyone knows of a way to insure against all possible circumstances such as this - I'd love to hear about it: :)

    Will limiting your pool of renters and buyers also impact future capital gains?

    From what I've seen, point 1 might be the only one where you'd have difficulty. It would probably be cheaper to have it built anyway.

    Yes. But I'd rather have a strongly positively geared portfolio for now.
