    Hello, I am considering my first IP, and just noticed that the GRV value specified in the intramaps is lower than what I expected to rent it for, e.g. $245 vs $320 a week. Is this something I should worry about? How those values actually represent the reality?

    They rarely reflect reality in my experience. You're better off doing your own research with comparable rentals.
