Interstate Investors Videos Idea?

    I had this idea last night after helping somone out on this forum with info about a property they were interested in.

    The investor was interstate and looking where to buy in Brisbane. They ended up putting an offer, albeit a low ball offer, on a property without inspecting it themselves.

    Going off of just the realestate agents pictures of the best aspects of a property seems like a difficult position for an interstate investor to be in. Even if they have a building and pest report.

    My idea, was what if there was a service where for like $100 you pay someone who knows about houses to go do an inspection for you and video tape the whole thing and then upload it to a private youtube link for u. Someone that isnt just going to give you three favourable photos to base your decision on like an agent would. But someone that will take a full video inside and out of the good and the bad. Plus a video gives you a much better idea of what a house actually looks and feels like.

    Of course youd still need a building and pest inspection, and probably would still be good to inspect in person before signing a contract, but an unbiased video would give you such a good idea of properties to short list and take seriously, rather than paying hundreds and taking a lot of time flying up only to find the house was nothing like the pics.

    Plus if its a hot market you can get a video of what you are interested in and possibly make an offer way before you could sort out to fly up.

    There would be some issues to work around, im not sure if agents and owners and potentially tenants would go for it. And they might need to sign a form giving permission. But i bet you could probably work something out in most cases.

    Now this isnt a business im running. I honestly just thought of it while laying in bed last night. But i just wondered would this be a helpful service for interstate investors here looking where to buy in brisbane? Or is this a useless idea that i should just drop?

    Right now, I'd pay for this to be done for a property I'm in due diligence on. I'd want photos, video optional, dimensions of each room and a pretty accurate plan.

    Lol i probably could.

    I just thought even for myself, im so close to land tax threshold in brisbane, the thing holding me back from interstate investment is the daunting task of flying around the country wasting my time and money doing so. Heck if i dont run with the idea i hope someone does so i can use the service lol.

    Ive already got an abn for another business which i dont run any more. Shoot me a pm and ill ring the estate agent and see if they tell me to rack off or not lol.

    I do it already. I pay for a inspection and their opinion. I don't really care much about video or photos.

    I have only rented once about 15 years ago, the property was bought by an interstate investor. The house was inspected by someone who took detailed photos, I didn't think much about it at the time but it looked like a detailed service.
    I have made many trips interstate looking at property, its time consuming, costly and means you are often a step behind people who can act instantly.
    I think it would be a great very useful service as professional photos often hide many faults, I cannot count the number of times I have expected one thing and been disappointed after a viewing and I don't think I am particularly fussy.
    Twice I have bought sight unseen but are unlikely to do it again.

    Be careful about taking photos or video inside someone else's house - especially if they are still living there.

    Poses some security risks (casing the joint for a robbery?), and if I was the selling agent, I wouldn't be too happy about people running around videoing the property - especially without gaining permission first.

    Sounds like a great idea. I will chuck my hand up for Adelaide southern subs if anyone is keen. Lived here my whole life...

    Thats true especially if the property is tenanted but you would like to think OO wouldn't mind too much if it means a sale. Can't see it working in a hot market where places sell themselves.

    Great idea, Tim. I'll put up my hand for Melbourne if anyone needs this service to case the joint, ;)oops, I mean, do a videoing/photographing of a property.:p Provided it's not in woop-woop and it's not one of the Hells Angels clubhouse:D
