    Thanks, I have looked at Mile End, but it's just the flight path that worries me being sensitive to noise. Based on pic in first post, I think Brompton would still get some, but not quite as bad.

    I'm looking at under 500k.

    Yes, not sure whether to hold or sell. Good rent for what it is. Tenants love the convenience. My Devon park is in Charles Sturt Council, so even Crows supporters can live there :) . Opposite side of road is Port Adelaide council ... no crows supporters allowed.

    I am looking to buy in the Western suburbs in the next 12 months. I went onto yourinvestmentpropertymag to compare the suburb house prices to the first post - i was curious to see how the market has performed. For anyone interested, estimated growth for the past 2 1/2 years is: (manually calculated using median on yourinvestmentpropertymag with medians in 1st post)

    Woodville 12.5%
    Richmond 11.5%
    Mile end 12%
    Torrensville 6.7%
    Fulham 22.8%
    Seaton 13.3%
    Flinders Park 12.4%
    Lockleys 4.8%
    Croydon 21%
    Brompton 11.1%

    Was having a look at realestate.com.au and lot of houses on large sub dividable blocks are going for auction and quite a few of them sell well above the reserve (10-20% higher) - well into the mid 700ks for the higher ranked suburbs.
    Have been to a few auctions where there have been couples in their 30s/early 40s, maybe with young families. We must have good savers in Adelaide.

    I'd be curious to see where house prices are in 2 1/2 years time....

    Pretty much all direction 5-15km from the City properties are doing well.
    Most are large sub dividable blocks, struggle to find many suburbs that have struggled if you bought the right stock...

    Been going to a few inspections lately. Lots of demand, some properties snapped up within a week of listing. Market seems to be hot in the west...wonder how much longer it can last...

    Talking to an agent yesterday, they are now deferring auctions until Saturday 6th December or Wednesday 2nd December.

    Apparently once the border opens to Victoria, they are all flocking over that weekend to purchase.

    Could be lots of pent up demand.
