VIC Inner suburbs - post COVID

    Just wondering if you expect demand in inner suburbs to decrease as most workplaces will be more flexible in terms of WFH.

    I imagine more people moving to outer suburbs, still within the metro area.

    What’s your view? You think demand for inner suburbs will decrease significantly?

    I felt that the price has moved higher than pre-lockdown.
    Stock level is very low
    Pend up demand

    Ppl are still desiring infrastructure, schhol, etc...

    Just my observations

    Agree. Have been looking at the inner northern suburbs for an IP - stock level is starting to improve but prices have not come down at all relative to pre-lockdown.

    I kept asking- what will keep the price at its current level or push it to raise further.

    When we look at the historical data, there was a massive growth, then small decline in 2018-9. Then it started to rise again in late 2019 and start of 2020.

    Not sure if I am right
    Reasons for growth in 2010s
    - low interest rate
    - ease in lending
    - immigration

    Reasons for small decline in 2018
    - tightening in lending

    What different market conditions are we facing today?

    I think we are having
    - low interest rate
    - ease in lending
    - immigration (the gates would be open once covid is over)

    Will we be having another round of growth?

    I was looking very closely at Brunswick, Thornbury, Northcote (not sure if these classify as inner to you) but they've certainly dropped. I was looking a couple suburbs back pre-covid, but these are now very much in play.
