    Deal!

    Ground floor: retreat area, laundry , master bedroom 1 + ensuite, bedroom 2 and bedroom 3 (they share another ensuite between them and both have WIRs, day bed under stairs, Walk in linen, bathroom, outdoor living pool deck area .

    First level: double garage level, toilet/powder room, bedroom 4( guest bedroom), broom cupboard, kitchen and butlers pantry, tech zone area, living room, dining room, Alfresco entertainment deck with views ( floor to ceiling glass doors open up this external area).

    Second level: entertaining terrace as per plans in above post, and then these things are in play. Wine bar area as pic above, media/ multi function room, office, another toilet/shower, gym.... Etc etc. I'm open to ideas. What is an absolute must is keeping that terrace and bar area.

    This is a pretty swanky area/suburb?

    I'm thinking what you have is good but I'm wondering if you swap the office to the bathroom side then use bi folds or stacking doors to a theatre which can be opened up to create one large area if they are having a party.

    Is the location of the stairs definite? if it is then the spot between the stairs and the terrace should form part of the area and I'd extend the bifolds down to the area. Or use stacking sliders. If you want to throw some $$ then you could make the stacking sliders close into a recess on the side of the upstairs bathroom

    Hi myf,

    It's a good suburb, not far from the CBD. I like the ideal to swap office and bathroom but plumbing may be an issue due to where it all is on other levels. If I could do it, you'd have a bathroom in place of the office, and a larger Media area? Is that what you mean?

    Yes stairs location I think is fixed at this point.

    I think Myf means bathroom side, and keep the office small as to have a free flowing large area from living through kitchen to patio.
    Have you already got a wine cellar?

    you mean swap the office and media room around. So the media room can be a second living area with a door which opens up to the kitchen bar and alfresco?

    First world problem ;) what to do with all that space... One approach we use at work is the Think Feel Do methodology. What do you want the buyers to think, feel and then do when they enter these spaces? It may sound trivial, but I often find writing them down helps narrow the focus.

    Yep, currently planned to be in the stairs as per pic. But flexible to move it. I'm just waiting on the floor plan revision to come back then ill post them for further critique/improvements.

    The only thing with it being in this area is its not really on display to show off. That's why I was thinking to put it on the main level or somewhere with more general traffic through. But I agree its a fuctionally good space for it.

    I was thinking to have another cosy day bed here, recessed wall with computer hub for studying/working etc.

    yup @Archaon understood what I meant. Swap the theatre and the office so that you can open up into one big contiguous open space if people want.

    I probably would leave that space next to the terrace where the stairs are so you can have nice large doors and lots of light. Whilst it could be a number of things most of them would close it off and make access to terrace feel smaller

    I think the bathroom is probably overkill size and could be pulled towards the new office location which would create a larger questionable area but then you could include a walk in storage room

    I was thinking it was thinking similar, to have a storage. Ill minimize the size and fit it in.
