    So this is where I currently am with baseline starting points for facades. Now it'll have to pass my estimator's reality check.

    OK, some examples of the Hamptonsish style island bar backs in contention. The first one is the one I like. Which one would you go with? If you have nice inspo pics of another style, I'm all ears. So this is just looking at the bar back style only.

    Second one and the last one. The blue doesn't do it for, but that's just my taste. Neutral is more sophisticated to my eye. If you're going for bold on the outside facade with blue then internally your buyer won't be polarised with bold colour as that's what they might be expecting.

    Hey mate sorry late to see this thread.

    I like these 2 for hamptons style, you’ll notice one of them is actually in Holland park. This Facade sells well. I’d be careful trying to do a “hybrid” or modern hamptons as I think the appeal is keeping The classic style look.

    A lot of People associate the classic character look with expensive, like a dated wine or a classic suit.

    I look at modern and often think dime a dozen so prob not the best person to ask about modern contemporary but if I had to have a crack, I love the use of Vertical battens/shades to form the facade, especially if mixed with a front gate, looks very sophisticated. Mix it with Black Butt timber and you have an executive residence.

    Hey @Codie , we're going for a mix of those two Hamptons facade you posted. I like the double gable.

    With the Hamptons hybrid, Kate and her team reckons for that area it will work. It's a risk but I think it should look good. It's more going to be a Regency style than pure Hamptons.

    OK, so any good designs on having two entertainment areas in a house? I need to have two, one on each side of the house. One obviously in the back on the ground floor, and I need another one in the front of the house. Any photos, ideas suggestions are appreciated. I will discuss this with my drafty too.

    . No not a balcony, an actual 25sqm entertaining area for guests etc.most likely it would have to be on the ground level. I know it's gonna be challenging to get in front but could also be internally but towards front of house. Main reason I need a second entertaining area on the quieter frontage as well as the one which opens up from the kitchen/living/dining side.

    I like the side by side double gable and I'll be incorporating it into the Hamptons/Regency design.

    I'm working on some very exciting interior colours and finishes. My favourite part :D
