    I have those first two pics already saved for the other house! :D it's the Hampton(ish) one which is the challenge..

    You could chose to make a feature of the floor then boring white walls would be acceptable. You don't want too much going on.

    Imagine something like this and you could do skinny subways in a herringbone on the walls

    Floor won't be a feature, more so the vanity wall.

    I just can't handle all that white....

    I was thinking subways in herringbone style and liked it... just trying to avoid the white.

    Why not have an accent tile wall behind the vanity all the way up? I too like herringbone or hexagonal tiles, or some interesting pattern as per Google ideas below:

    That is the idea. The question is what. Yes I can do hexagonal Carrera or subways etc. Trying to find something a little different. Probably too pedantic on my part I know.

    I like these (can apply with gold/copper hardware as grey goes very well with these colours). Also I would like to appeal to masses rather than a personal taste, so IMO, I like these:

    I would keep the tile pattern simple and fairly light.

    Looking at your bathroom layouts the shapes will really dictate your options. For example your ensuite is more a cube so you might chose to do the feature wall opposite the door rather than behind the vanity

    If you did decide to do the vanity wall then you could splurge a bit and just tile above and below the mirror with something mosaic like this

    I'll probably do both. Vanity wall feature and one other wall look 'nice', full floor to ceiling tiles. For the other home I wanna add some wood feature in somewhere. Maybe like this.

    OK some updates.

    I decided to go both contemporary facades and make one house different with some Hampton(ish) features. But not to the point it confuses buyers. Main reason is width of the lots wont allow for the nice double gable Hampton façade, so it would be squashed if I tried. My REA said drop that and go both contemporary façade then. I agree.

    Some changes to floorplan to reduce sqm. Move the wet bar to ground level, near the pool deck and pool. Makes sense and reduces sqm. The top floor is now more a second master/ensuite/relaxing area. There is still a beer fridge there. Agent confirmed this set up will sell well too as they just sold one with a very similar set up over the weekend for a record price.

    I am happy with these plans so far, just looking to make small final adjustments.

    Some things to note since last prelims. Made BP bigger, Living area bigger, squared off bedroom 4, laundry moved, Master Bedroom and WIR bigger.

    That's one of the things I'm putting in ( at this stage), just not on the plans yet.
