    For yield, my personal choice is commercial/industrial through REITs (as I have posted many times, and most would be tired of hearing :D).

    If you looks closely, the building is not much different in size. Land content 88 is bigger than 88A. I think the renovation on 88A is just basic.

    It's in a bit of an industrial area, but I personally think it's ok given that it is a 3BR with DLG.

    Walking distance to South Wharf

    New building not long completed, beware parking issues if need more than garage provided/guests. Also beware football days of Port Melb ground across the road. No easy walk to cafes / shops that I am aware of but close to Bay St and lots of options there.
    Close to light rail so easy access to CBD is a big plus.
    Also just near the completed block from a couple of seasons ago.
    (I used to work very close to here).
