QLD Incomplete bathroom and unclear council search report

    Hi All,

    We are about to buy a property that has 2 new added bathrooms. 1 still has no toilet water connection.

    Council search says in 1990s there were approved dwellings but it didnt specify what was approved. There is also no certificate of completion as expected and no waterproofing certificate.

    Bathrooms looks new and seller mentioned it was retiled couple of yrs ago.

    What are your thoughts?

    Is the property going to be an IP ,or PPOR ..

    If it's going to be a rental then the costs to fix this would have to factored into the costs,as a PPOR it would be different..imho..

    This is for IP. We already have quote for water connection but probably need to estimate for certifications. I'm just wondering what are the odds of council not approving it if we apply for certification and having the dwellings tear down if the council says that the dwellings aren't pre-approved.

    All I would do as far as the plumbing side is -employ a lic plumber and let them take care of the certifications for the Council permits..imho..

    We're a bit short on details so my response is a bit vague.

    Depending on the council, they're not likely to make you tear it down. Council is usually reasonably helpful in this department. That said, I'm risk averse and would consider worst case scenario in your feasibility.

    It sounds like you really need expert advice here.

    I would proceed with extreme caution. The council may well order demolition of the building in which case the land value, less the cost to demolish is the price to consider. Talk to a building inspector who is up to date with current building code.
