    Did you paint the walls yourself, pay for a painter, or did you buy them like that?

    I'd say you would be.

    You can't paint something badly which is going to fail then blame someone else for it when it does.

    If you had it painted properly in the first place then the cleaner would have been able to sugar soap it without any issues.

    As I remember it from some years ago....and learned from hard experience.
    REIWA has a clause in the finest print of the property management agreement that it is all care and no responsibility on behalf of the agent.
    I hope this has changed -but I suspect not.

    Unfortunately it looks like the landlord pays again......:mad:

    It really pays to find a great property manager. Follow them around if they move to other agencies. Did this in the 90's while working overseas and it was the best decision.

    As other posters have suggested, spend the money on good quality wash and wear paint, hard surface floors and repair any remaining damage.
    Keep it simple....

    Yea possibly, always something to worm their way out.
    However, I was really sus with the salesperson, laughed at him, he went through the 4 different ranges from the same mob, explained their history, different warranties/terms etc, gave me the warranty brochure.

    As said I avoid carpet so haven't bothered reading it, prob need to be a lot smarter than me to understand it clearly anyway.

    Sounds like a similar clause accounts, lawyers, doctors and most other service professions use

    God what a nightmare.
    My incompetent PM did not cost me as much as yours, but it was in the thousands.

    Also pays to scrutinise any new agent until you have seen they are competent, and leave at the first sign of serious incompetence (eg not notifying you at least 2 months before a lease ends, or not having done all the checks on a new applicant, etc). Don't stick around for them to cost you more.

    Another shocking PM story, seems unbelievable.
    Sorry just sped-read.. When was the last routine inspection, and comparing that with the exit condition, how much has deteriorated? Surely the PM cant just shrug the shoulder and pass on to you. I would be very furious and demand an explanation. The person responsible needs to pay!

    I do similar, am about to do another the same colour as home. Will be stuffed when we change house or change colour :) Every IP feels just like home..... he he

    OP, paint the required area yourself.

    I have had to deal with some places that had grubby tenants, doing one ATM myself, however they were not my tenants.

    Bit of work, but a weeks painting etc will transform a run down place.

    Carpets, well I have seen some bad ones, PMs always say "you have to replace them" , I get the local carpet cleaners with latest machines to restore them and get them clean.

    For us it has always been the carpet cleaner saying "don't bother trying to clean this - replace" :oops:

    True, but was never painted badly, i guess it must come down to the quality of paint we used

    Yep :( have yet to have home open. Im getting the insurer to repair all damages which is good. Thanks for all the tips !

    In Jan, her excuse was the furniture was in the way of all the damages. If i had the energy to pursue the matter further i would, just want to get rid of it asap at this point

    Not sure about that. Your posts sound like water based was used on top of oil based or it simply wasn't prepped properly.

    Painting is all about prep work, rolling paint on the wall is the easy part.
